Left-behind loads

This is what gets left. Here’s how it leaves.

Filmed on real Junk Magik jobs: furniture, mattresses and bags carried out of tight side yards and up into the truck. Tenant leftovers go out the same way, and none of it is staged.

How it works

Property cleanouts in 3 steps, from first photo to empty unit.

  1. Send the address and photos

Call us, or send photos of the unit or the pile through the form. Tell us the floor, any gate or parking notes, and when the space needs to be ready.

    One call or one form

  2. Get a free quote

Priced by how much room it all takes in the truck, never by the hour, so a third-floor walk-up costs nothing extra for the stairs. The crew confirms the exact price on site before loading.

    Free, no strings

  3. We clear it out

Furniture, bags, appliances and whatever else got left behind come out and go on the truck. The unit is ready for cleaners, painters or the next showing.

    Ready for the next step

Why managers call us

No truck to own. No crew on payroll.

We’re a family owned and operated crew, and being on call is the whole point. A property manager who keeps a truck pays for it, its insurance and the workers to run it all year, even in the months nothing gets left behind. With Junk Magik, you call when a unit needs clearing and pay for that job only. Tenant cleanouts, abandoned property removal and common area dumping are routine work for us, whether you’re an agent prepping a listing, a landlord with one rental or a company managing hundreds of doors. Because we price by space in the truck, the stairs and the long walk from the back unit never add to your bill.

  • Licensed and insured on every property
  • On call, with no truck or crew to keep
  • Same-day pickups when a slot is open
  • Usable items go to a reuse partner first
  • Priced by truck space, never by the hour

Property pricing

Pay for the job, not for a truck all year.

Every property cleanout is priced by how much room the load takes in our truck, not by how many hours it takes. A third-floor walk-up or a back unit at the end of a long walkway doesn’t change how we price it, so the number is easy to pass along to an owner or build into a turnover budget.

Single items have their own rates, so one abandoned mattress is never priced like a whole unit. Quotes are free online or by phone, and the crew confirms the exact price on site before loading. For properties that collect dumping or turn over often, ask about regular pickups, and Junk Magik keeps them clear on a schedule.

  • A single item

The mattress left by the bins or the couch abandoned in the carport. One piece has its own rate, and it's a real job for us.

  • One unit

Whatever the last tenant didn't take: furniture, bags, a fridge still plugged in, the closet nobody checked. A mattress down a narrow stairwell is a two-person carry, and that part is ours.

  • A whole property

A foreclosure, a house after a long tenancy, or several units turning at once. More than one trip if it needs it, quoted as one job.

  • On call or recurring

Dumping and move-out leftovers don't follow a calendar. Call when it shows up, or set a regular pickup so the property stays clear.

What managers ask

Tenants leave. Things stay. Here’s how it gets handled.

Anyone who manages rentals knows the moment: the keys come back and the unit doesn’t come back empty. These are the three questions we hear most, answered plainly, and where Junk Magik fits in.

  1. What is a property cleanout?

It's clearing out everything that doesn't belong in a rental or a listing: furniture and bags a tenant left, junk in the garage or storage room, and dumping in shared areas. The goal is an empty space that's ready for cleaners, repairs or photos, and Junk Magik carries all of it out.

  2. What about an eviction?

California sets notice and storage rules for belongings a former tenant leaves behind, and the timing depends on how the tenancy ended. Check your paperwork or your attorney before anything goes. Once the belongings are cleared for removal, Junk Magik hauls them out, mattresses, furniture, bags and all.

  3. Why not keep a truck and crew?

Owning a truck means insurance, upkeep and somewhere to park it, and a crew means wages in the quiet months too. Most managers need hauling in bursts, not every day. Calling Junk Magik when a unit needs it keeps that cost off your books until the job actually shows up.

A few things we can’t haul

Some things tenants leave behind, especially in garages and sheds, count as hazardous and need a licensed handler rather than a general hauler. If you’re unsure about something, give us a call and we’ll tell you straight away.

Everything else left in the unit, from a single mattress to a whole living room, Junk Magik is glad to clear.

Once it’s gone

Where tenant leftovers go after we load them.

Most of what gets left in a unit is furniture, household goods, appliances and bags, and a fair share of it can still be used. Here’s the order a Junk Magik load moves through after it leaves your property.

  1. Usable items reused first

Furniture and household goods left in good shape go to a reuse partner before anything else, instead of straight to the landfill.

  2. Appliances and metal recycled

Left-behind appliances and anything metal go to recycling, and anything holding refrigerant is handled separately, the way California requires.

  3. Electronics to e-waste

Old TVs, monitors and computers a tenant didn't take count as e-waste in California, so they're kept out of the mixed load and recycled properly.

  4. Landfill last

Bags of trash and worn-out pieces that truly have nowhere better to go. They're the last stop, and we keep that share as small as we can.

Property cleanout FAQ

Managing a rental? Here’s what to know.

Pricing, foreclosures, access and recurring pickups. These are the questions agents, landlords and property managers ask Junk Magik before they book.

  • It's priced by how much space the load takes up in our truck, not by how long the job takes. A single item has its own rate, and a full unit or house is quoted by volume. Quotes are free online or by phone, and the crew confirms the exact price on site before anything is loaded.

  • Yes. Foreclosed and bank-owned homes often come with rooms of furniture, bags of trash and a packed garage. We clear all of it, so cleaning, repairs or listing photos can get started.

  • Yes. We can empty a listing before photos and showings, or clear out what a seller left behind. Tell us your listing date and we'll do our best to work to it.

  • Someone needs to let us in and show us what stays. If you can't be there yourself, tell us when you book and we'll work out access together.

  • Yes. For properties that collect dumping by the bins or turn over units often, we can come by on a regular schedule so problems get cleared before residents start to notice.

  • Yes. Mattresses by the dumpster, furniture in the carport and bags in the laundry room all count. Call when it shows up, or ask about regular pickups to stay ahead of it.

  • Absolutely. One abandoned mattress or a couch left in the carport is a real job for us, with its own rate. You don't need a full unit to give Junk Magik a call.

  • Same-day and next-day slots do come up, so call as soon as you know about the job. The earlier in the day you reach us, the better the chances of a truck that afternoon.
