How it works
Estate cleanouts in 3 steps, from first call to a clear house.
Tell us about the home
Phone us or send photos through the form. A shot of each room helps, and let us know if you're out of town or working toward a closing date.
A call or a few photos
A free quote, no pressure
We price by the space everything takes in the truck, never by the hour, so time spent deciding costs nothing. The crew confirms the exact price on site before loading.
Nothing to commit to
We clear it with care
Room by room, we carry out everything you're not keeping and haul it away. What you've set aside stays exactly where you left it.
The house, ready for what's next
Why families choose us
A hard job at a hard time. We carry the heavy part.

Junk Magik is family owned and operated, and we know an estate is never just furniture. Doing it yourself means renting a truck, asking relatives to take time off and wrestling a solid oak hutch down the front steps. Estate clear outs, probate cleanouts and clearing a home after a death are work our crew does with patience: you choose what stays, and we carry out the rest. Because we price by space in the truck, the time your family spends deciding never adds to the bill.
- Licensed and insured in every home
- Time to set keepsakes aside
- No truck rental or favors to ask
- Big, solid pieces taken apart
- Priced by volume, not hours
Estate cleanout pricing
Priced by the load, never by the hours you need.
An estate cleanout is priced by how much room everything takes up in our truck, not by how long the crew is there. Pausing to decide on a keepsake doesn’t change the number, and neither do stairs or a long driveway.
A single piece has its own rate, so one dresser is never priced like a whole house. Quotes are free online or by phone, and you’ll have the exact price on site before anything is loaded. If the family would rather spread it out across a few trips, Junk Magik can plan it that way.
A room or a few pieces
A bedroom set, a recliner or the china cabinet nobody has room for. One piece is priced on its own, and it still gets our full care.
Part of the house
The bedrooms, the spare room or a garage that's been filling for years. Plenty of trips down the stairs, and every one of them is ours.
The whole estate
Every room, closet, attic and shed, cleared as one job and quoted together. More than one trip when the house needs it.
Over a few visits
Need time between rooms while the family decides? We can come back on a schedule that suits you, so nobody feels rushed.
Start when you’re ready
Share a little about the home. No pressure at all.
The address, a rough idea of what’s leaving and any dates you’re working toward is plenty. Photos help, and we’ll come back with a quote that fits the family’s plans.

About a minute. Nothing to pay.
For families and executors
- A single room or the whole house
- Nothing to sort except keepsakes
- Truck-space pricing, not hourly
- Access worked out if you're away
- Closing and sale dates planned around
- Licensed and insured
Photos help, but they’re optional
If it’s easier, a quick walk-through over the phone works just as well. We’ll ask the right questions.

Before you begin
An estate is a lot to face. Here’s where to start.
These are the three things families ask us most when they’re clearing a parent’s or loved one’s house, with honest answers and where Junk Magik comes in.
Where do you start with a parent's house?
With the things that matter most. Walk through once and set aside photos, papers, jewelry and anything the family wants to keep. Everything else can wait for the crew. There's no need to empty drawers or sort the rest first, and Junk Magik takes it from there.
After a loved one passes
There's no right speed for it. Some families want it done in one visit, and others need a few trips while they decide. If the home is in probate or tied to a sale, check with the estate's attorney or your agent about what can go and when, then book around that date. Junk Magik works to your timeline.
Why is an estate so much to move?
A lifetime of furniture is built solid: china cabinets, hutches, cedar chests and beds from another era. Add the garage, the attic and every closet, and it adds up to far more trips than most families expect. Junk Magik's crew does every lift.
What we leave for the specialists
Older homes often hold a few products that count as hazardous, and those go to a household hazardous waste drop-off rather than a hauler. If you’re unsure about anything in the garage or under a sink, call us and we’ll tell you right away.
Everything else, from the good china to the last box in the attic, Junk Magik is glad to carry out.

After the cleanout
Where it all goes when it leaves the home.
An estate is mostly furniture, linens, kitchenware, appliances and boxes, and much of it still has years of use left. Here’s the order a Junk Magik load follows after it leaves the driveway.
Reuse before anything else
Furniture, linens, kitchenware and decor in good shape go to a reuse partner first, so a lifetime of things keeps being used.
Appliances to recycling
The old fridge, the chest freezer and the washer go to appliance recycling, and units holding refrigerant go to a recycler that recovers it first.
Old electronics kept apart
Console TVs, stereos and computers count as e-waste under California rules, so they leave the mixed load and go to an e-waste recycler.
Landfill as the last step
Broken pieces and true trash that can't be saved. It goes last, and we work to keep it the smallest share of the load.
Let’s take this off your list.
Estate cleanouts and probate cleanouts across the East Bay, the Tri-Valley, the Peninsula and the South Bay, and the communities around them. Book online in about a minute and we’ll get back to you with a free quote.

Estate cleanout FAQ
Clearing an estate? Start with these.
Cost, timing, keepsakes and what happens to the things you don’t keep. These are the questions families and executors ask Junk Magik before they book.
It's priced by how much space everything takes up in our truck, not by the hours we're there. A single piece has its own rate, and a whole house is quoted by volume. Quotes are free online or by phone, and the crew confirms the exact price on site before anything is loaded.
Yes, and we'd encourage it. Walk through first and set aside keepsakes, photos and paperwork, or tell us which rooms to leave alone. Our crew only takes what you've asked us to.
Someone should show us what stays at the start. If the family lives out of the area, tell us when you book and we'll work out access together.
Yes. Tell us the date you're working toward and we'll plan the cleanout to fit. For questions about what can be removed and when, check with the estate's attorney or your agent first.
It goes to a reuse partner before anything else, so it can be used again. Appliances, metal and electronics go to recycling, and only what truly can't be saved goes to the landfill.
Yes. Some families like to clear a few rooms at a time while they decide on the rest. We can come back on a schedule that works for you.
Yes. China cabinets, hutches, armoires, beds and dressers all come out, and our crew can take pieces apart when they won't fit through a door.
Absolutely. A single bedroom or one heavy piece is a real job for us, with its own rate. You don't need a full house to call Junk Magik.
